Why use the UK House Price Index
The UK House Price Index (HPI) is the official measure of residential property prices in the UK. It's produced jointly by HM Land Registry, the Office for National Statistics, Registers of Scotland, and Land & Property Services Northern Ireland.
Unlike Zoopla's Zestimate or Rightmove's automated valuations โ which estimate individual property prices based on listings โ the HPI tracks the actual sale prices of properties in your local authority area, updated monthly.
For tracking the value of a property you already own (rather than selling), the HPI is the more accurate benchmark.
How WealthMap tracks UK property

Why not Zoopla or Rightmove
Zoopla and Rightmove are listing platforms. Their value: showing properties currently for sale, helping you research neighborhoods, providing estimated valuations for properties about to be listed.
Their weakness for net worth tracking: their Zestimate-style valuations are designed for individual sale decisions, fluctuate based on listing activity, and aren't designed for portfolio-level tracking over years.
If you want a fair, official, year-over-year value trajectory for a property you're holding โ HPI is what you want.
